Chelsea is one of the most vibrant neighborhoods in New York, and is poised to boom. The area is named for the country estate of Clement Clarke Moore, the author of the classic Christmas poem "A Visit from St. Nicholas." He subdivided his estate and created a new residential neighborhood. The heart of the neighborhood is in the blocks surrounding the famous General Theological Seminary, and is a designated historic district. Outside this area, much of Chelsea was a working-class neighborhood close to the West Side docks. As shipping and industry left the waterfront after World War II, people priced out of the West Village moved up to Chelsea.
But Chelsea is not through changing. In the 1990s it became the main art gallery district of New York. Indeed, the largest collection of galleries in the country, and probably the world, is to be found in the western part of Chelsea. The galleries took over old truck warehouses as well as loft buildings. Chic shops and restaurants soon followed. Disused passenger ship piers were transformed into Chelsea Piers, the largest health and fitness complex in New York, with gyms, skating rinks, driving ranges, running tracks, and much more, right on the Hudson River.

Most important of all, a disused elevated railway structure, built to carry freight trains of the New York Central Railroad, is in the process of being converted into a fantastic park. The project has attracted so much attention that land bordering the structure has been snapped up by eagle-eyed developers who have commissioned world-famous architects to design what promises to be a whole neighborhood of cutting-edge architecture and design, including residential, retail, and office space for rent.
At present there is very little Class A New York City office space in Chelsea--9 buildings, with only a 2.7% vacancy rate. The 118 Class B buildings, at $63.82 per square foot, rank as the most expensive Class B buildings in the city--a sure indicator that even with a lack of Class A office space for rent, people desperately want to be in Chelsea. The 324 Class C properties are very competitively priced, at around $42.55 per square foot. With all that Chelsea has to offer, it's no surprise that even with one of the highest inventories of Class C New York office rentals in the city, the vacancy rate is only 4.4%.
Landmarks include the neighborhood's most imposing building, the Starrett-Lehigh Building, on 26th Street at Eleventh Avenue, now home to many creative and design firms. The only New York building designed by world-famous architect Frank Gehry is in Chelsea, the IAC Building, on Eleventh Avenue at 19th Street.

Chelsea is served by West Side trains running on Sixth, Seventh, and Eighth avenues. The main crosstown thoroughfare, 23rd Street, offers excellent city bus service. Chelsea is convenient to the Javits Center, and to the West Side railroad yards that are slated for upscale redevelopment. Hudson River Park is taking shape along the waterfront, offering Chelsea yet another priceless amenity. Chelsea Market, on Tenth Avenue at 16th Street, is a wonderfully designed through-block market where top purveyors of fine foods both make and sell their goods in a building that was once the Nabisco bakery and that is also home to cable TV's Food Network.
