From Railroad Development to Corporate Corridor
The Plaza District grew out of humble origins. Up until the time Cornelius Vanderbilt constructed Grand Central Depot in 1871, the area north of 42nd Street was relatively undeveloped. But the depot attracted throngs of workers and businesses to the area, and once the Depot was converted into Grand Central Terminal, the original rail yards were paved over and sold to developers for lucrative “air rights”. By the mid-twentieth century, the Plaza District had become the de facto neighborhood for high-class commercial spaces. Unlike other Manhattan office space submarkets that fluctuate in value and demand, the Plaza District remains the premier destination for Class A office space.
